A builder who walks you through this proactively, instead of just quoting a number, is telling you they manage expectations honestly instead of selling optimism.

Allowances are the budgeted placeholders for items you haven’t picked yet — fixtures, flooring, hardware. The problem: some builders set allowances artificially low to make an initial bid look more competitive, only for the real costs to surface once you’re already committed. 4. Who will actually be my point of contact during construction?

6. What happens after the project is finished?
A good build doesn’t end at final walkthrough. Ask what’s covered under warranty, for how long, and what the process looks like if something needs attention six months after move-in. This answer tells you whether you’re hiring a builder or a long-term partner.
